Types of Contracts
There are four types of rental contracts. Each contract has specific features in terms of duration and rent amount. Some contracts include tax benefits.

Transitional contract for university students | Minimum 6 months / maximum 36 months + renewal for the same duration | - The tenant can terminate the contract by giving 1/3 months' notice by registered mail; - The landlord cannot set the rental price freely but must comply with the conditions set by the Municipality of Bologna; - The rent is generally lower than market prices but the landlord has some tax breaks; - Tenants must be students with residence in a municipality other than the one where they attend the University |
Ordinary transitional contract | Minimum 1 month / maximum 18 months (no renewal) | - The landlord cannot set the rental price freely but must comply with the conditions set by the City of Bologna; - It is used in the presence of transitory needs of landlord or tenant, which should be made explicit and supported by relevant documentation |
