Subletting

Subletting is an arrangement where a tenant rents out all or part of the property (for example, a room) to another person. This is only allowed if it is expressly permitted in the lease agreement. Otherwise, you must obtain the landlord’s written consent. In all cases, the tenant is required to notify the landlord by registered letter, providing the subtenant’s details, the duration of the sublease, and the specific areas of the property being sublet. If subletting is not explicitly allowed in the contract, you must wait for the landlord’s formal approval before proceeding.

A sublease is legally dependent on the main lease: if the main contract is terminated, the sublease will automatically end as well.

The sublease agreement must also be registered with the Agenzia delle Entrate.

Please note: tenants with a sublease agreement are not eligible for tax deductions available to off-campus university students.
