The property is located on the second floor of an elegant building with a modern elevator. It is situated near the center of Bologna, in the sought-after San Donato area, just a few steps from bus and tram stops, and within a short distance from the University, the city center, services, and shops. The flat consists of a furnished entrance, storage room, hallway, three bright and welcoming bedrooms, a new and habitable kitchen with a balcony, and a bathroom with a shower. The heating is centralized with calorie meters (the costs of which are included in the condominium fee), with recently installed PVC double-glazed windows that provide excellent thermal and acoustic insulation. The apartment is also equipped with recently installed air conditioning units (hot/cold) to ensure efficient consumption management and comfort during the warmer months. Additionally, there is a motorbike storage area adjacent to the courtyard in front of the building. The flat is immediately available, and the rental is reserved for recommended students. A reference check and presentation are required as part of the selection process for tenants. Six months' notice is required for termination.
