Documents/fees required to draw up regulated contract

  • A copy of a passport or ID card;
  • Indication of full residential address if not made explicit on the identification document;
  • A copy of your Italian tax code;
  • For temporary (student) contracts, a copy of your university ID showing your faculty or course of study;
  • Payment of the registration tax: this is equal to 2% of the annual rent and is typically split equally between tenant and landlord, although a different arrangement can be agreed in favor of the tenant.
  • Stamp duty: usually paid in full by the tenant, unless otherwise agreed

Important: if the landlord has chosen the "Cedolare Secca" (flat tax regime), no registration tax or stamp duty will be required.

  • Payment of the security deposit.
